Title: First home buyers grant(scam) again !
Post by Sir lastnail on Jun 1st, 2020 at 3:58pm
As soon as house prices start heading south, out comes the government of the day to kick the property bubble can down the road yet once again !!!

Any other free market sector gets these concessions ? First share buyers grant ? First gold buyers grant ? First car buyers grant ? No !!! :D LOL

yeh but all of a sudden house prices increase by the same amount because everyone has this extra money to throw at it. Don't you know how the scam works ? Just ask your realtor mates and they will tell you that the first home buyers scam never benefits the prospective home buyer at all. And yet they still get a stint on prime time news telling us how such and such a house sold for 2.5 million and 500k above the reserve. Can't wait for the good times again :(

Have you sold your house to the highest foreign chinese bidder yet ??? Those poor tax paying prospective home owners still have to pay for your pensions whilst having to listen to house auctions conducted in Mandarin :(

Step 1......give grants to buy/ build homes.

Step 2.......increase interest rates

Step 3.......bake foreclose profiting from the deposit and cash.

Step 4.......politicians pocket the bribes from the banks.

Simples eh?

Yep the banks are in on the scam too so they can keep their triple AAA credit rating and make more money out of the gullible home buyers :(

I am sure each one was for a profit....otherwise you couldnt afford the next one...could you?...

why do you resent others making money????   its what makes the world go round    wouldnt you rather live in a country that grows  rather than a country that remains stagnant.???

WOw the first grant was in 1964, you bought before then.

I didn't qualify for the grant when I bought in the early 80's (between schemes) but it did exist.

People should only buy when it operates as a free market and not when all of your realtor mates meddle in it to keep it artificially propped up with huge amounts of debt. You're doing no one a favour by ripping people off with cheap credit and government scams. Try focusing on productive industries instead of this useless ponzi scheme :(

but house price to income ratio is higher than any time in history which is why they have to stitch people up to 50 year loans because they are incapable of paying their dues :(

I had a 50 yr loan 20 yrs ago ... i paid cash for my current house..

You do realise that most people pay if off much much sooner right? Can't be that difficult to pay your dues ... you just can't take annual o'seas holidays or buy luxury sports cars for a while.

And the house price to income ratio was what when you bought a house ?? Nothing like it is today I bet and that's if you can even keep or get a job now. Maybe pay it off over 150 years on job keeper wages :D LOL

The new normal. No one has a job but they got a house with a mortgage :D LOL

Really. Is that why mortgage payments have been put on hold by the banks :D LOL

Remember after the GFC how Kevin Dudd told us "we got to look after the tradies" and in came all of the handouts to pump up the property bubble yet once again. Both sides of politics keep meddling in what should be a free market but obviously isn't !

Why not a first car buyers grant smithy ?? Car sales have dropped big time and those car dudes are doing it tough like many others but no targeted bailout for them :(

What about a first gold buyers grant for when gold drops in price or a first share buyers grant when the share market tanks like it did recently ??

Why is it always your realtor mates which get targeted bailouts ?? Why do the rest of us always have to protect the interest of realestate scumbags and dumbarse nail banging tradies with their made in china hammers, made in china nails, made in china tools, mode in china screws, and made in china tap washers..... :( Yep 400 bucks to change a made in china 50 cent tap washer. Yeh lets bail them out so they can keep ripping us off  :(

And then when the housing bubble starts inflating again those realtor c..nts are on prime time TV paying lip service to first home buyers priced out of the market with supply and demand throw away line after the housing market has been completely distorted by throwing more debt and government handouts at it :(

Ho ho ho , don't blame us for high house prices. It's a supply and demand issue. Nothing to with us lobbying the government for more concessions :(

Landlords are part of this scam as well. Just ask the REI. They have a direct phone line to the PM. Either way renters and prospective home owners are getting ripped off and not one cent of wealth is being created for the country out of all of this. Just piling on more and more debt on top of existing debt for generations to come and over-inflating old dumps built way back in the 40's some even in the 30's and 20's :(

Oh wait I forgot. If we don't bailout the real estate and stop house prices from collapsing the renters and tenants will be the losers. Poor old tenants suffering again if we don't enrich the realtor scumbags with a bailout :(

Unreal this country. The same old bullshit wheeled out once again for the 100th time :(

Oh yes that is the other scam. Mass immigration racket to keep housing demand artificially high and create more customers for banks so house prices don't collapse. 650,000 borrowers trapped in interest only loans worth $230 billion.
Wouldn't be any collusion between Banks and the Real Estate
Industry, would there...of course not....
I will try to find the link which shows that over 80% of mortgages granted in the year up to 2019 were interest only loans, and that was the only product offered to borrowers
at that time....interest only loans....
The entire real estate industry is propped up in Australia
from @rsehole to breakfast...from 30 year mortgages to
the con known as "vendor bids" at auctions....
to interest rates for mortgages which go up and down like a yo yo.. to exhorbitant rents and "inflated valuations"
Its all a con...Ive bought and sold several times...

Yeh just like Detroit you can buy a house for 8 bucks because there is no longer any real value added industries left just like Australia but detroit doesn't have four crooked banks that keep throwing good money after bad at houses to keep their prices artificially high so I guess we don't really need any manufacturing industries in Australia to create real wealth for the country when the banks can create make believe wealth from debt :(

www.bfcsa.com.au/index.php/about-bfcsa/about-denise-brailey
https://www.youtube.com/watch?v=hofV3Y1cGxI
First link introduces Denise Brailey.
2nd link is a lengthy watch..
At the 12min mark starts talking about interest only loans...
Australia's leading expert in mortgage fraud BY BANKS, Denise Brailey of the Banking and Finance Consumers Support Association (BFCSA), gave the following presentation to the CEC's 30 June seminar in Perth. Denise exposes the mechanics of the massive mortgage fraud perpetrated by Australia's banks, with the complicity of the regulator APRA, to pump up one of the biggest housing and debt bubbles in the world. This is the same fraud that fuelled the US sub-prime bubble which triggered the global financial crisis 10 years ago this month, and will likewise crash Australia's banks and economy when the bubble bursts here. Denise digs deep into the scandal that the royal commission was only able to briefly touch on, due to its restricted terms of reference and time.

Hi sir Nail,
It won't apply to many people -
who has $150K to spend on renovations?
I think it will be a fizzer.

yes but no first home buyers grants that you lot can steal from this time ;) The good times are over for the realtor scumbags. No where to turn now ;) The direct phone line to the government is no longer effective. No one is listening to your lies at the other end of the phone about the poor renters and first home buyers doing it tough !!

Highrise Harry: Apartment prices are plumetting

By Leith van Onselen in Australian Propertyat 12:20 pm on June 4, 2020 | 28 comments

Meriton founder, “Highrise” Harry Triguboff, claims that the prices of apartments at the top end of the market have slumped by around 20%, compared with falls of 10% for other apartments:

Apartment kingpin Harry Triguboff said luxury units had the largest falls of around 20 per cent while units at the lower and medium range dropped 10 per cent…

“There is a very limited number of people who wanted to pay the top price,” Mr Triguboff said…

Mr Triguboff painted a harsher picture of the outlook for new developments than the relatively steady established home market.

Meanwhile, Stockland – Australia’s largest listed residential developer – has welcomed the Morrison Government’s new stimulus package:

“We would welcome any demand stimulus measures to support the housing and construction market, as rising levels of unemployment and a decline in projected population growth place downward pressure on buyer confidence,” Stockland chief executive, communities, Andrew Whitson said.

my grandson [22] has just signed up for his first home with his girl friend   yep claimed first home buyers...

it was never an option when we bought our first home....we waited 12 years to save up...

I dont begrudge them they still have to furnish  it  it all helps our economy...good on em I say...

WOw the first grant was in 1964, you bought before then.

I didn't qualify for the grant when I bought in the early 80's (between schemes) but it did exist.

When we bought our first home in 1975, there was a grant then, of up to about $750 or so, from memory, but....the qualifying catch was, you had to have x amount of $$$ saved up in a bank account 3 years prior.

So I had worked 2 years at my first job at ATO, and had savings in my bank book that showed those 2 years amounts (them old fashioned little books where the teller wrote in them and initialled).
Fiancé was still earning SFA as he was still doing an apprenticeship, so his bank book wasn’t going to help with the grant.

I ended up getting about $480 as my grant for proving my savings for 2 of those 3 years.
Well that helped, every bit helps, was a lot back then. Glad I got something.
I saved $5000 and we borrowed the rest ($15,000).
We paid off our first home in 3 years.

It’s good when you are both young, working full time and no kids to put as much as possible towards your house payments.
I bought and wore a uniform to work to save money on clothes.
We didn’t do much else except work for our “home”.
No going out to eat, no holidays, no new cars, just head down and work overtime also. We did pay it off quicker that way.
Then we built a lock up garage, and a double carport.
The better cars came later.
We had bombs to drive but that was okay for us, as hubby was a mechanic and could keep them mobile.
Furniture consisting of second hand B&W TV, table & 4 chairs, fridge, and a oil heater.
Couch, bed and twin tub washing machine we bought new as we had that money as a wedding present instead of a wedding reception. My brother was doing woodwork at tech school and made me a coffee table, which I still have to this day.
We put up our own tracks and curtains on that house, and laid the carpet down too.
Learning our own skills as we went along, as whatever we could DIY was money saved.
Those books I borrowed from the Council Library about home handy hints, repairs etc were good at the time. My fave outing was the Library!
We lived in that “home” for 8 years, until I was pregnant with my 2nd child.

Then we looked at up sizing to our next home by 1983.
Our first home was $20,000 in 1975, and we sold it for $50,000 by the time we bought our second home on acreage for $150,000.
We had $50,000 saved up, earning 10% interest which was insane! But hey I no complain!
So then we borrowed $50,000, so we had $100,000 equity on that 2nd home and a $50,000 debt to bank.
The next year after we bought our 2nd home, the property boomed to double!
People I know sold their $30,000 home, put it in the bank while looking for their next home, but..... homes went booom....up double to $60,000 and they lost their opportunity to afford buy another home.
Not many people saw that boom happening, things were slow up to that point with real estste.

But I’ve bored everyone enough for now.

To be continued from 1984 (maybe)... my real estate story.🤗

Now, can we all be clearer about this $25,000 stimulus that’s on the cards?

I assessed what I heard as it meaning to go towards a new home to be built if we earn under a certain amount, and/or that $25,000 to go towards renovations of $150,000.

Well I think our house could do with new outdoor paving, patio, new carpets and window furnishings. A complete paint.
And ummm... new bathroom and en-suite.
Plus get the roof tiles painted to look fresher.
So have I made it to $150,000 yet to get a $25,000 discount?
I’m sure it will add value to the house. The kitchen was updated 2 years ago.
Just need to find a lazy $125,000 somewhere 🤔

Is that how it works with the renovating scene for this pending stimulus?

Same here - I could EQUALLY keep local tradies working, rather than breaking my collapsing back, just as much as their working on a house or a reno worth $150k... who gets to do a reno worth $150k anyway?

I have a laundry to be finished, a bathroom to remodel to suit disability (there's a clincher), a roof cover over a walkway, replacement of wall tiles the idiot put on the floor in wet areas, and a fair bit of painting to be done.  $25k would keep local tradies in clover for a while..... I could throw in the unfinished air con ducting the old owner started but left unfinished (derrr) ....

I can do all those things - but it will take time, and my Airborne back and knees are not that good these days and I don;t climb roofs or into roofs any more ... the old spinal fracture is giving up, it seems... but unlike those who bend the knee to kiss d1ck on minorities and show their solidarity and their virtue signaling - my knees are not too bad .. considering...

The abbos will be screaming.

What's in it for us?

Mainly because they never buy a home, they simply live in public housing all their lives.

Free houses for life.

There will probably be some sort of free grog scheme for abbos instead.

but house price to income ratio is higher than any time in history which is why they have to stitch people up to 50 year loans because they are incapable of paying their dues :(

I had a 50 yr loan 20 yrs ago ... i paid cash for my current house..

You do realise that most people pay if off much much sooner right? Can't be that difficult to pay your dues ... you just can't take annual o'seas holidays or buy luxury sports cars for a while.

Never heard of a 50 yr housing loan?

The standard has been 30 years as it was when I borrowed for my home in 1979.

$150,000 is over half the cost of a new house .... you'd get a hardy plank/weathertex exterior 3 bedroom house for $198,000 plus land.

all up under $300,000.

Who'd have the money & the house that would need a $150,000 reno?
