Title: Landlord Doubles Nurses Rent Days Before Xmas
Post by whiteknight on Dec 25th, 2023 at 1:38pm
Landlord doubles Perth nurse’s rent days before Christmas   :(

News.com.au
December 25, 2023

A 28-year-old single mother and registered nurse in Perth has had her landlords more than double her weekly rent in a disastrous move just days before Christmas.   :(

In an emotional video shared on TikTok, Jakki Brooking spoke of her dire living situation, which could leave her and her son homeless by the New Year.

Ms Brooking began her video by revealing the harsh reality she’s facing after residing in her rental home for the past six years.

She explained her property was, until recently, a part of the National Rental Affordability Scheme (NRAS), aimed at reducing rental costs for low-income earners at least 20 per cent below market rent.

“The house was recently sold, and the new owners didn’t want to go ahead with the same low-income scheme,” she explained.

The consequence of this decision was a staggering increase in rent, soaring from $300 to a crippling $630 per week.

A 28-year-old single mother and nurse in Perth, Jakki Brooking, faces potential homelessness after her rental home, previously under the National Rental Affordability Scheme, was sold.

.
Brooking, in an emotional TikTok video, shared her struggles in securing alternative housing, facing rejection and limited options as her lease ends on January 1.
Ms Brooking, in tears wearing Christmas-themed nursing scrubs, expressed her desperation, saying: “I obviously can’t afford to pay that … I feel so f***king stupid doing this s**t.”

The single mother detailed her efforts to secure alternative housing, only to face rejection after rejection.

As her lease approaches its end on January 1, Ms Brooking found herself in a precarious position.

The limited availability of NRAS properties complicated her search, leaving her stuck between being a low-income existing tenant and not meeting the criteria as a new tenant.

Ms Brooking said she reached out to her real estate agent, explaining the looming threat of homelessness for herself and her son.

But the response was callous, with the agent, who has not been named, threatening legal action if she didn’t vacate the premises by the specified date.   :(

“I just don’t know what I’m meant to do now,” she said.

“This is literally so embarrassing.”

She said the logistics of finding accommodation for her beloved cat and dog and a storage unit for their belongings added another layer of stress.

The broader context reveals Perth as ‘Australia’s toughest city for renters’ in 2023, with PropTrack data indicating extreme rental competition.

Ms Brooking turned to her audience, asking for suggestions.

The comments section overflowed with sympathetic messages, condemning the challenging housing situation in Perth.

Some offered practical advice, suggesting she contact the state tenancy board for assistance.

Perth, in particular, has earned the unenviable title of ‘Australia’s toughest city for renters’ in 2023.

PropTrack data revealed this year that nine of the nation’s 10 most competitive suburbs for rentals are located in Perth, even as demand in other cities decreases.

The Bentley area, in particular, stands out with an astonishing average of 160 competitors per rental listing, triple the levels recorded in other Australian capitals.

The NRAS began in 2008 under the Rudd Government and will end in 2026.

A rental increase is one thing, but how unfair can they get.  Double the rent, what a terrible landlord this person is.   :(

The question is, while she was enjoying subsidised rent at about $300 below market value, what was she doing with all that extra money?

Blame the Labor Govts,

I know that in Victoria they are putting a land tax on to all landlords
which is passed on to rent payers along
with the cost of rates etc.

Expect all rents to rise in January.

$630 is the market price for her place.

Maybe she should have saved money instead of blowing it on an expensive holiday

It will be passed on to the poorest and most needy people.

She can spend her money how she likes, good on her for taking her kids overseas but don't spend your money on an expensive holiday, live in subsidised housing then cry when you have to pay market rate.

"Market rent" is just another one of the many terms used these days by greedy people (especially real estate agents) in an attempt to justify ripping off those less fortunate.

Saw something the other day that went something like this:

"If one monkey hoarded most of the bananas which resulted in a lot of the other monkeys dying of starvation, scientists would study that monkey to find out what was wrong with it.

If a human does the same thing (with money), they end up on the cover of Forbes".

So true.

The first thing she should do when she has somewhere else is to publicly name and shame all of them and to do it on every social network in existence. In a polite manner avoiding any form of prosecution. Just state provable facts honestly.

Maybe the Landlord was hoping she would 'put out' to pay for a Rent deduction?

You seriously have to be one of the most judgmental and miserly people i have ever encountered.

You have absolutely no idea how she financed that trip. It could have been through a number of perfectly legitimate ways ... not the least of them saving for years by living frugally.

There is no way she could have anticipated that her rent would have risen by 100% while she organised this trip.

Why is it that you go to such lengths to discredit people who are doing it tough? You do it time and time again? Are you trying to minimise suffering by purporting that those undergoing it have only themselves to blame? Because that is totally what it seems like you're doing.

Suffice it to say, single mum with pets? Yeah, she's homeless now. Add her to the list. She won't get a place in this market.

The list Gordy says are all druggies.

Mothra lives in a land where unicorns fart rainbows and where prioritising saving money comes in second after an overseas holiday, particularly if the single muvva card can be played.

The money she blew on the holiday could have gone a long way towards buying a modest 3br apartment in her suburb which can be had for about $500k.

Sorry? She could have bought a property for the price of a holiday? Or at least, "gone a long way' towards securing a property?

Yes, it's called SAVING MONEY.  You put aside a bit and not spend it on overseas holidays then you have enough for a deposit.

She would be earning close to $100k and still getting subsidised rent. What was she doing with all her money?

And she would certainly not be getting subsidised rent at 100k.

Who said she had no buffer? Who has said where she got the money for the holiday?

Who has said anything at all ?

Other than her rent is rising $300/wk , suddenly, and she and her children will be homeless in the new year.

You, of course, would rather us focus on a holiday she had god knows how long ago. I doubt it cost her $300'wk for ever.

But not money for rainy day ........ we have you, Grasshopper...

Put cat and dog in storage with furniture... no matter anyway - the Abos over there have laid claim to the entire Perth CBD - though how they'll ever find the money to pay for the improvements is beyond me.... so she won't have to be bothered by renting there.... it will be the New Abodisneyland ... an adjunct of the Aborassic Parks Group (formerly known as Australia) ....

The bottom line is that as of the new year, this woman and her children will be homeless.

They will join an ever increasing number of homeless.

People like Gordy would prefer to stalk these people on social media (he keeps doing it) to attempt to mitigate from their desperate plight but whatever he says, this woman and her children will be homeless come the new year. Her trip to Singapore wouldn't have forestalled this.

Her holiday would have paid for the rent price difference for about about 30 weeks.

So now we have mothra and Smith the downer saying people shouldn't save money for the unexpected.

The area she lives in is a fantastic suburb for property investment, A $600k property rents for about $600/w
Nice return.

With a few phone calls you can find a mortgage broker who can get a 90% IO loan so after she lodged her 221D that property could be cash neutral. If only she banked her Singapore holiday money she'd be well on her way to property ownership.

Jakki fears she will be left homeless after her rent was more than doubled.

This is the cruel response her real estate agent gave when the single mum asked for help

By Kylie Stevens For Daily Mail Australia

Published: 11:50 AEDT, 27 December 2023

A single mum whose rent doubled days out from Christmas has revealed the cruel response from the real estate agent when she asked for help.

Jakki Brooking, 28, was recently informed that the rent on the Perth property she and son Levi had called home for the last six years would skyrocket from $300 a week to $630 from January 1 after it was sold to new owners.

The new rent was unaffordable, forcing the part-time nurse to scramble for alternative accommodation before the lease ended on January 1.

More then half of her income would have been eaten up by rent had she stayed, leaving little for other essential expenses, including her son’s appointments for his ADHD.

At her wit's end, an emotional Ms Brooking shared a heartbreaking video on TikTok, revealing that she had applied for dozens of rental properties but was rejected for all of them, despite proof of a stable income.

Fearing that she and her son may end up homeless, she recalled how she turned to her real estate agent as a last resort.

This is the face of the homeless, Australia, 2023/24. Please do not mistake it for something else.

What her case shows is the importance of developing bonds in the community
She worked as a nurse
She was highly integrated into a system filled with compassionate people
She could have had the emotional intelligence to understand the fundamentals of human relationships
That we must give first before we receive
A concept that is lost on the left and there taker mentality

But I digress
She could have thrown herself into her work and helped her fellow nurses when they were busy
She could have organised cakes for staff members when it was their birthday
She could have gone the extra mile for patients
She could have encouraged and mentored younger nurses
She could have shown herself to be a beacon of competence confidence and compassion

Then when she falls on hard times
She has a safety net of colleagues who truly love her and respect her and would never see her out on the street

If you end up homeless I would ask you
Where are your friends
What have you been doing

Currently we are experiencing fairly severe blackouts which have lasted several days in my local area

We have the power on
And my lovely wife
Has had a stream of nurses from her hospital

Coming over to have showers and meals and put food in freezers and to borrow generators

The left don't understand this
They form no friendships
They have no resilience
They do not understand personal responsibility
And when disaster comes which it always will
The whine and sook and expect government assistance

I call it the cry baby mentality
A cry baby can think only of itself
If I cry baby would give before it expects to receive life would go a lot better for it

In one of the local towns tamborine
On boxing day morning I would estimate there were 200 trees across the main road
I was going through there just on dawn
And pulled up with several other guys to start hauling logs off the road
Soon there was an army of people with chainsaws
Four-wheel drives with snatch straps and we had the whole road cleared in an hour

If this task was handed over to the government
We would have seen
Traffic control people spending the day putting out cones
Setting up green lights and red lights
People queued for miles
And 16 council workers standing around leaning on a broom
Whilst one made a token effort to move some twigs

I'm sure this is the case with the billions of dollars being put into the homelessness situation
In California I remember Joe Rogan researching and finding that nearly 100 civil servants working in the homelessness area we're on salaries of over 200k
In order to increase their salary they needed to increase the size of their department
Inviting illegal immigrants to California
Was the ticket for them to afford that holiday home

It doesn't take much imagination to figure out what would happen if government cleanup crews did not ensure safety issues are paramount.

Those safety issues extend to workers and locals.

Spontaneous local cleanup crews are more likely to be forgiven by locals for risky procedures and minor accidents in the way formal government crews would not be.

Have a think about how many laws government workers would break if they just did stuff without regard for regulated safety procedures.

It would all be fine... until it wasn't... such as in the event of an accident... Then comes the locals' complaints, demands for compensation, the council inquiry, the recriminations, the charges of negligence...

We have gone full circle

The complaining whining cry baby mentality if you did have an accident
Should be dealt with by accepting that s*** happens

Instead we build a game where people are incentivised to be cry babies
When you incentivize something you get more of it

If I cut my self chain soaring a log on a public road
I would hope I have the character
To accept that that was fully my fault
And next time I need to be more careful

By making mistakes and learning from them people become more competent
By trying to legislate that mistakes must never be made
People remain useless infants

No wonder they don't want to volunteer for the SES
They probably shouldn't
It's probably better that they remain in front of their screens virtue signalling about Gaza or ranting about trump

You're over-estimating rural people.

Community-mindedness in rural communities is generally only extended to those within the community.

Rural people are just as capable of outrage as their urban counterparts where accidents are caused by outsiders - particularly government-employed outsiders.

Most rural people develop the skill of self-reliance
From a position of competence rural people realize that you still need to have each other's backs

Most urban people developed the skill of learned helplessness and the cry baby mentality
From a position of incompetence urban people see their fellow man as a competitor for scarce resources

There are literally hundreds of thousands of houses in urban areas with one inhabitant
4 bedrooms and two bathrooms
And yet the incompetent urban person refuses to take in the homeless nurse

A skilled nurse in a rural community would have no trouble finding accommodation ;D

Hi there Carl

As governments increasingly are unable to meet the demands for
Public housing
Public hospital beds
Aged care beds
Disability care
Aged care packages
And even a sufficient supply of electricity

Your choices are to accept personal responsibility or
To complain and cross your fingers

People following the latter course
Which is the course you advocate
Are going to increasingly suffer and lead a suboptimal life

It's on you to admit that your advice simply will not work into the future
And to start to recognise the wisdom of leaning into

Personal responsibility

Yes.

Unable to meet the demands for all of the above but they can 'find' 380 billion dollars for useless submarines that will be hopelessly outdated even before they arrive.

There's also plenty of money for Airbus Albo's never ending overseas trips and all of the pollies' outrageous salaries, perks and pensions, of course.

It all makes perfect sense to me. Not.

You and I wouldn't have got the memo, but the US has put world leaders on notice that it is decommitting from defense of the world's blue-water trade routes and naval security - a defense guarantee that has run since the end of WW2.

Australia has never faced defending itself alone in its history - with Britain, then the US, guaranteeing the security of the Commonwealth.

If this task was handed over to the government
We would have seen
Traffic control people spending the day putting out cones
Setting up green lights and red lights

It doesn't take much imagination to figure out what would happen if government cleanup crews did not ensure safety issues are paramount.

Those safety issues extend to workers and locals.

Spontaneous local cleanup crews are more likely to be forgiven by locals for risky procedures and minor accidents in the way formal government crews would not be.

I reject that

People with a can do attitude focus on the task at hand
People with an I don't want to do attitude focus on ticking boxes dotting eyes and crossing tees

I would back a focusing volunteer over a disengaged council worker every time

Have a think about how many laws government workers would break if they just did stuff without regard for regulated safety procedures.

It would all be fine... until it wasn't... such as in the event of an accident... Then comes the locals' complaints, demands for compensation, the council inquiry, the recriminations, the charges of negligence...

We have gone full circle

The complaining whining cry baby mentality if you did have an accident
Should be dealt with by accepting that s*** happens

That’s exactly what I have come to realise years ago!
I actually remember feeling angry about it thinking the world is filling up with idiots fast!
Made me want to run and hide out in the never never far away as possible from them  ;D

So we’ve become the helpers to the helpless and we’ve become the ones to rely upon.
I must say for ages I felt like we were used… felt puzzled why some people never learnt how to be more reliant on themselves.
I think Aqua… when you write about having more personal accountability/responsibility … it’s where many won’t or are too dammed lazy.

I’ve got a friend that never learnt… her ex is a mechanic/farmer and very hard working… she was way too ladedah madam princess… delighted in spending and never learnt to survive or save or anything…
He left her…. she end up with $250K from house sale only to have spent it all within 2 years with her teens asking for money constantly….then she had nothing… we scratched our heads…. she ended up renting with her son and his partner but they wanted their own space so then she had to get rid of all that expensive furniture for peanuts so she could shrink her life down to living in a retirement village with her 80 yr old mother…. a 2 bedroom… and she’s in a single bed in a small room now.
From a 5 acre paradise and mansion built to her specifications….

Yet has she learnt anything? My mechanic hubby services her car for peanuts…. we’ve got her shipping container with some of her personal keepsakes on our property - no charge. We’ve helped her twice to shift house. Hubby wonders why her son and son in law and partners are like ghosts… nowhere to be seen.
I think what you said Aqua about good relationships is important… but even now… after all we did… she’s settled in with her aging mother and I hardly hear from her…. Whereas before she visited twice weekly for cuppa and chat.
I text her and I get no reply for days.
Her other friends are no longer in her circle and the estranged attitude is losing me too.

Something isn't adding up.

As a full time RN she'd be on 80-90k
Being a single mum she'd get a govt payment of some kind?
She's only been paying $300 a week and has no savings ?

You read my mind. On Agency rates - RN's can make $100 an hour. RN pay rates are good, especially when overtime or double shifts come into it as working extra hours is easy to get in Nursing. I always recommend Assistant Nursing for students as it offers more flexibility of shifts and hours - better than working the cliche Waitering, Bar Work, etc.

Child support payments? Has anyone mentioned this income stream yet?

Nurses make a LOT of money thanks to shift and other allowances. That landlord should have been charging $600/week for at least the past year.

The fact that she was able to enjoy such a low rate is ridiculous. Especially given her occupation and the rates of pay associated with it. In fact she should have money stashed away for a new car or a holiday at $300 rent/week for a HOUSE. I have no sympathy whatsoever for her.

RN work is one of the best 'travelling' jobs on the planet.
There is no shortage of work anywhere, let alone places to work, like in Australia.
RN's have the extra bonus of being able to do extra hours with penalty rates, if they choose to 'cash in'.
Like I said, RN's filling in as Agency workers can make up to $100 per hour (probably more now, since I saw the payslips 10 years ago).

As you can see, thanks to the Unions and Strikes - Nurses get paid pretty well. Money in their 'pockets', more than in improving the System and getting better results.

How she couldn't save 'a lot', by paying a measly $300 per week, is beyond me?

Sounds like a money-whinger.
Just like those Farmers, who - after getting good rains for months, still cry 'drought'.  ::)

I've been homeless in ways you can't imagine.
My fault and also my 'choice'.
It is what it is and I never claimed Victimhood once.
I've also been given first choice in Rentals because I have a good reputation of leaving the places looking better than they were when I moved in.
There were many times I enjoyed sleeping out under the stars and saving heaps not paying rent at all.

Maybe blame the father of her kid for not paying 'attention' anymore, rather than the Landlord.

That means the lass was probably on some social security support and probably in receipt of rental assistance.  With a kid and being a single mother her odds were good for that.

So let's not quibble here - that would still not be the same as a full-time income - but having a holiday?  Not too bad....

The year the Australian dream died

    Published

A line of people waiting to inspect a house in Sydney

At the age of 31, Justin Dowswell never imagined he'd be living in a shared room in his childhood home.

He had a full-time, well-paying job in Sydney, and had rented for a decade before an unprecedented housing crisis forced him to upend his life and move back in with his parents, two hours away.

"It's humbling," he says. But the alternative was homelessness: "So I'm one of the lucky ones".

It's a far cry from the promise of the Great Australian Dream.

A perfect storm

Almost everything that could go wrong with housing
in Australia has gone wrong,

says Michael Fotheringham.

"The only thing that could make it worse is if banks started collapsing," the head of the Australian Housing and Urban Research Institute tells the BBC.

Underpinning it all is that buying a house is astronomically expensive - the average property now costs about nine times an ordinary household's income, triple what it was 25 years ago.

For generations, owning a house on a modest block of land has been idealised as both the ultimate marker of success and a gateway to a better life.

It's an aspiration that has wormed its way into the country's identity, helping to shape modern Australia.

Particularly critical was what happened at the turn of the millennium, he argues. Until that point house prices in Australia had kept pace with income growth and the size of the economy - but this began to shift when the federal government introduced tax changes which incentivised the buying and selling of homes for profit.

A sharp spike in immigration and
government grants pushed up house prices in that era too,

but Mr Kohler says it was these tax breaks that forever changed the way Australia thinks about housing.

"It will be impossible to return the price of housing to something less destructive... without purging the idea that housing is a means to create wealth as opposed to simply a place to live," he wrote.

It's hard to argue that property buyers are doing so out of a sense of obligated charity to low-income earners.

Additionally, if a renter is receiving a rental subsidy, they should always keep in mind that subsidies are unsustainable, so they must try to save at least a portion of the subsidy for when it ends, which it ultimately must.

No different to not raising your standard of living based solely on working temporarily in a higher-paying job.

Why should he? What has he done to the property to warrant doubling the rent?

This  false market value, supply & demand bullshyte is just pure profiteering greed.

Not all Nurses have shift work or overtime availability.

Most do .... in fact nationally they are overworked & under paid in most Health systems ...

Got him!!  Perhaps a new deal is demanded - rent may only apply on the purchase price level of a house - if you buy it for  certain amount and that amount doubles - your rent cannot double, but only rise to keep connection with rises in costs.

A house bought for $100 Large would be dirt cheap rental by today's standards... not doubled because the market price has gone up to $200 Large ... or quadrupled because its market price gone up to $400 Large.....

Initial cost ONLY with rise for inflation only should determine level of rent... PURCHASE PRICE - not MARKET VALUE should be the determinant of rent payment.

The landlord technically didn't double the rent because what she's been paying was half what the property was worth.

And how do we know the new owner isn't a single mother herself whose scripted and saved, I know people who've busted their arses to buy their first property.

And then we have the total BS narrative that she's suddenly homeless.  The timeline would be more like.

A week's notice for agent to get a photographer/floor planner thru
A week to launch campaign
4 week's sales campaign
4 to 6 week's settlement

She had at least 10 weeks from the date she knew  her rental was for sale, and it was a subsidised rent and there is zero chance it would continue to be so.

A homeless father was arrested after trying to look for a warm place to sleep on Christmas in what has been blasted as a move to 'criminalise' the disadvantaged.

David Evans, 57, slept at the indoor carpark on Frome Street, in Adelaide's CBD, to escape 13C weather on Saturday and the following night on Christmas Eve.

He was arrested and charged with trespassing before spending Christmas Day behind bars.

Mr Evans faced a tough legal battle ahead of him until South Australia's top barrister Mary Shaw KC stepped in to help him and successfully had his charges dropped.

Ms Shaw was far from pleased with the overall experience claiming it was an attempt to 'criminalise' homelessness in the state.

The story is pack-loaded with emotive froth - disastrous move just days before Christmas - dire living situation - homeless by the New Year - harsh reality - staggering increase - crippling - homelessness - rejection - f***king stupid doing this s**t - rejection after rejection - precarious position - callous - literally so embarrassing - beloved cat and dog...

Then vague references such as 'recently sold' -

How old was the journalist? Sixteen?

This time, they did it for Mothra & her Trolls, to have an excuse for another whine.

Good journalism requires objectively asking and researching the basic questions: what, why, when, where, who, and how.

And leave emotion for fiction.

Did she receive up to 10 weeks' notice that her rented property was being sold?

When did the 'For Sale' sign go up at the property's street front?

Did she discuss with the real estate agent at any time prior to just before Christmas whether the rent would still be subsidised?

Did she ask prior to just before Christmas what rent increase she could expect?

Did she ask if the new owners intended to reside in the property, requiring her to vacate?

Did she reconsider her holiday plans in the event that she might need funds to cover a possible rent increase?

Maybe the journalist at News.com.au could do a follow-up interview...

It takes roughly 10 weeks to go from starting a sales campaign to settlement and loads of settlements these days are negotiated to be much longer.

If she just sat around hoping nothing would change after the property was sold, well, some people just can't be helped.

The whole set of circumstances around lack of housing availability, including immigration, suck, Grigor..... you are welcome to join the fight for change... do you have any investment properties?

Tent cities arise!  You've got nothing to lose but your guy ropes!!!!

Never ceases to amaze me how, while pumping masses of people into the rentosphere - the governmental never-ending whine is 'not enough construction workers to do the job'... what utter BS... stop immigration first - stabilise your own economy, partly by bringing to earth the opportunity for investors to reap such unearned rewards - build houses, and get on with the job!!

THEN you can consider WTF you are doing with immigration on the grand scale.... again - example - one worker out of a family of four is diluting the economy - not building it.... so why are we bringing in the one worker and family?  Even much of Europe foolishly sought to bring in single Muslim men to work - look at how that one worked out....

You think that's prejudice or racism or something?  Read the pharken news.... perhaps after your Little Big Horn we'll get the women to pierce your ear drums so you'll hear better next time...

Grappler Party Policy - get rid of this government of two parties... install a government OF, BY and FOR the people first and foremost.

Let go of the failed policies of funding serial house hoarding and start again with real ones, such as encouraging families first and foremost in buying HOMES, then get rid of globalisation/internationalism that has raised costs of materials through lack of local availability, TRAIN locals first in the required trades ... I guess that makes me a Trotskyite or something - BS again... just a man of the people.... someone we need ....

I sold my one and only house in order to look after my dying (now deceased) father and sick (now dying) mother.

I've never owned an investment property in my life, and if I did I'd rent it out for as little as possible as long as it covered my costs - rates, water, strata.

I have zero interest in exploiting people to make money; especially hard working single mothers/nurses.

I wasn't calling that arsehole an Angel - it's some here you get after and insult... read my comments on that kind of arsehole and link it to my policies.... along with my long-term use of the terms 'parasites', 'vultures', etc, and my condemnation of government policy failures to produce adequate housing and stop the demands of over-crowding.... firstly by stopping the over-crowding.....

M Eckhardt had a tilt at it, but fell short of going the Full Monty and simply saying current policies needed a full re-vamp - part of which is getting training for our own first - re-booting meaningful work instead of this increasing part-time casual garbage that will leave more and more out in the rain (literally)... get TAFE running again properly and soon the 'tradie shortage' - in a climate where stupid governments are not bringing in half a million extras a year (a Run Run Shaw Production) - will vanish.

My son is a self-taught 'tradie' - built a business and is now the whole of North Brisbane Area Manager for a construction company ... it can be done... it takes hard work, integrity, dedication, and character.... but it CANNOT be done by constantly diluting the tradie gene pool by bringing in half-baked workers to fill gaps .... without even a reliable work test (same as many 'doctors' and such)..... not to even mention those brought in from 'one breadwinner only' countries as I've laid out before, who raise population and thus all pressures by only raising economic activity by one quarter of their numbers (as a rough figure).

Footnote:-  I have had no problems with my solar system installed by The Four Little Beavers From China - who had it up in two hours, fully connected and running.... never missed a beat .... but not all are that good....

You know what else can’t be justified? Exorbitant yearly rates rises, and insurance, wow… our home insurance, our house we lived in 30 years… just went up $800 renewal to $3,200!
I’ve lowered it by $600 by top excess of $1500 and leaving out contents.
Just building insurance. Next renewal will be a worry.
Our council rates are approx $4,500, insurance $2,600.
Wages don’t go up as much as these!

Yes, True.

There's a social theme in Australia among some that renters need not plan for possible future adverse outcomes because 'that's what the government's for'. If that fails, there's always evoking 'moral outrage', via social media, from those looking for a deflection.

Since when does renting come with these extra conditions about things outside a renatal agreement?

They are hiring/ leasing/ renting something from a provider.

They still have to pay for the electricity, & now water usage on top of their rent costs.

With these exhorbitant rent increases & prices I think that power & water charges should be included in the rental price.

For $630 a week that would be a fair expectation.

Otherwise keep the rents at reasonable levels.

Edit: how do renters plan or put aside for future adverse outcomes when the majority of their income goes to paying the rent & after that food & bills ...... they don't have any disposable income to save/put aside?

Obviously you have never really ever done it tough.

A few minutes of research shows a $630 rental in Bentley would have gone for about 600-650k.

Here's how the numbers look as a rental.

I’ve lowered it by $600 by top excess of $1500 and leaving out contents.

Just building insurance. Next renewal will be a worry.
Our council rates are approx $4,500, insurance $2,600.

What other option is there aside from planning for future adverse outcomes when economic forces like inflation, housing crises, and others are a fact of life in any economy?

To hope that buyers will rent their properties out significantly below their market value and bear the cost of that themselves is not a feasible plan.

Not all rentals are mortgaged investments....

many Landlords actually own the property.

The value of the property can only be realised if they decide to sell.

That market value should not be reflected in the cost to rent the property.

What happens when there's a property value slump? I bet they don't reduce the rent.

The landlord should be entitled to cover the costs of rates, insurances & maintenance plus a percentage mark up for profit, increased at similar rates to CPI.

A 100% increase is just greedy.

The market value is as fickle as the Grand Old Duke of York.

When there's a property value slump they don't reduce rents.

The keyword in your post is 'should' - an appeal to noble social morality.

As a rule, all of us pay overt homage to noble social morality, but covertly grant ourselves personal 'reprieves' from that morality where self-interest is better served by them.

Those 'reprieves' are seldom granted to others where they don't coincide with those we grant to ourselves - hence 'moral outrage', as demonstrated in this thread.

This phenomenon is largely immutable in human nature. To live hoping that it isn't true is naive and self-defeating.

Current TENANT wishes to continue working part time and only pay half the market rate.

That's the bottom line here.

Blame the Labor Govts,

I know that in Victoria they are putting a land tax on to all landlords
which is passed on to rent payers along
with the cost of rates etc.

Expect all rents to rise in January.

How do we know a single mother didn't buy the house as an investment?

My niece and I got a very small inheritance last year, but it was enough for her to use as deposit as her first property. She's a single working mum with a 5 year old, and she seriously thought about blowing the money on a holiday and a car. I talked her into buying a property which she's now rented. It's actually very close to the price of the house in the OP.

Also in WA as a nice quinkydink.
