Excellent question Mr Light

it's a stupid question ... rates vary greatly from one local to another.

Of course they do.  Valuer General's unimproved value being the predominate determining factor.  However, anyone who has ten lots of prime real estate in Sydney NSW could readily answer the question, no?  They'd also have their land tax bill siting in a nearby filing cabinet, so it ought be a breeze to provide the answers.

Surely you're not insinuating that Lisa is making up these stories about her "untold" wealth Cheesy LOL

No way.  I have not mentioned anyone specifically.  (Is that 'snide,' Mr Smith?)

no ... like I said, the value changes greatly from one local to another. Or do you think a unit in penrith attracts the same rates as a penthouse on Darling Harbour?

I don't know how the Sydney local government structure is set up, but anyone with ten lots of prime real estate in 'Sydney' would have the answer at their fingertips.

bugger you are thick ...  the answer will vary depending on the locations of each of the ten houses. Bondi attracts a different rate to penrith to Bringelly to Potts Point to sutherland to balmain.

Unless you think she has them all in one street?

In NSW?

Stupid question (too broad).

How about you ask me how much I pay in rates for 3 properties in Sydney?

ok lets say sydney ..

just a general or approximate amount is fine

namaste

Again....too broad.

How about you ask me the rate amts for 3 properties in certain parts of Sydney?

ok say 3 rates for properties in say northbridge ?

I don't know, and I also do not know who the 'she' is.  I do know that the basic factor is unimproved value.  Maybe there are differing % multipliers local Shires apply to that figure.  No matter.  Anyone with ten lots in Sydney ought have the answer readily available, as they would with land tax, which is standard across the State, again based on VG unimproved valuation.

Hardly vary by much in that scenario.  As I said...it is all based of the VG's unimproved valuation.

Excellent question Mr Light.   I would expect anyone who owns ten 'lots' in Sydney would be able to assist you, having the numbers at their easy access.  Perhaps you could also enquire about land tax.  Anyone with that number of prime properties in Sydney would have the bill in their drawer.

The answer ought take about 60 seconds for such a person.

it can vary greatly, especially if one side of the street has views behind it that the other side hasn't. And it's not 'all on the valuer generals valuation' .... councils take into account their own costs when sending rates.

Councils calculate rates in one of three ways:

a combination of the land value of the property and a fixed amount per property
entirely on the land value of the property
entirely on the land value but subject to a minimum amount.
