Clearance rates today 50% and going down 3 Months ago it was 90%. Those that took my advice would be counting their dollars those that told me I was a dickhead...EAT IT!

Overall Sydney house prices have slowed down, but to talk about "Death Spirals" is ridiculous. Properties are still selling and in some areas (the Inner-West being one) are selling for considerably more than the reserve prices.

For a crash to occur you would need there to be a significant level of mortgage stress, with people unable to service their mortgages and being forced to sell, and you would need an oversupply of housing stock. I don't think that either of these has happened.

Want to know why I have predicted a death spiral?

The Sydney Property hot air balloon, is built on one thing - confidence.

In the last 3 days we have heard of a rise in the G.S.T. and Rises in the costs of drugs to the public.

Also the Bank s have risen the interest rates on loans.

The latter in particular is like a knife to the jugular of speculators. Even a quarter of one percent rise can spell shock, horror for those speculating on the knife's edge.

I predict there will only be bad news from Turnbull and Company as they squeeze the nuts of the electorate.

If you haven't ready got out of the Sydney Property 'boom' then you are too late...it is f.....d!

You see you can't continue to sell clapped out fibro sh.tboxes for a million plus, it just isn't sustainable.
