Some property developer bankruptcies are not real bankruptcies. They're examples of phoenixing to escape obligations for debts.

This is why we need a three-strikes law for bankruptcies: anyone who is bankrupt three times or has an executive position in any company that is bankrupt three times (or any combination thereof) is banned for life from having any executive position in any company.
