rental prices stalled during covid but climbed a bit after work from home drove an increased demand for larger dwellings

then they absolutely exploded after covid when albanese started bringing in migrants to an unprecedented degree

What happened is COVID hit. People moved back to their rental properties from overseas and interstate and kicked their tenants out. There was a sudden and unforeseen demand for property so more and more investment owners bought and sold ... taking advantage of low interest rates, threatening ever to rise.

How can you not know know this? Why do you not know this? Why aren't you properly educated on your special interest?

“We were having fewer children and were delaying the age at which we have those children and we’re living longer. So all those things add up to fewer larger families and older families of one to two are living much longer. We’ve been on that trend for 20, maybe 30 years.”
Of course, migration is playing a role. The federal government’s National Housing Finance and Investment Corporation in March predicted that a slump in new housing construction and growth in migration would widen the shortfall of homes to 106,300 by 2027 from 62,900 last year.

Last month, the agency said the deficit could deepen as a result of bigger-than-expected predictions of migrants.

“We estimate a gap of about 106,000 is going to emerge over the next five years, but ... if we do get net overseas migration in the realm of 650,000 over this year and next year, we could see this gap grow to about 175,000,” NHFIC head of research Hugh Hartigan said.

“So if anything, our numbers are an underestimate.”

Some evidence that certain midwest coast Western Australian Aboriginals did develop a culture of sedentism - the practice of living in one place for a long time - and agriculture.

In the mid-19th century, British settlers noted that in these areas, fields of yams (a Dutch mariner's staple diet) grew "as far as the eye could see".

It's probable that Dutch marooned mariners, who had been given rations to survive their marooning, had planted them and ultimately taught local Aboriginal peoples how to grow and farm them.

You dont get the numbers at all. I think immigration numbers are far too high, havd been for a very long time, at least for the last 2530 years and I would think that even if they were all British and Scandinavian.

And the blamed is on governments that import them in such huge numbers, baffled-but-frothing little hysteric.

Rental prices stalled briefly when covid first hit because there was no one to take up all the usual holiday homes or student accommodation due to the lock downs. But that was short lived, as soon as people started to move again rentals started going through the roof again, long before the borders were ever opened up.

Funny how your sources information is only up to the start of the pandemic
