I sold my one and only house in order to look after my dying (now deceased) father and sick (now dying) mother.

I've never owned an investment property in my life, and if I did I'd rent it out for as little as possible as long as it covered my costs - rates, water, strata.

I have zero interest in exploiting people to make money; especially hard working single mothers/nurses.

Arseholes who double a nurses/single mother's rent aren't "Angels".

If I owned an investment property, I'd let a nurse live in it for free.




I wasn't calling that arsehole an Angel - it's some here you get after and insult... read my comments on that kind of arsehole and link it to my policies.... along with my long-term use of the terms 'parasites', 'vultures', etc, and my condemnation of government policy failures to produce adequate housing and stop the demands of over-crowding.... firstly by stopping the over-crowding.....

M Eckhardt had a tilt at it, but fell short of going the Full Monty and simply saying current policies needed a full re-vamp - part of which is getting training for our own first - re-booting meaningful work instead of this increasing part-time casual garbage that will leave more and more out in the rain (literally)... get TAFE running again properly and soon the 'tradie shortage' - in a climate where stupid governments are not bringing in half a million extras a year (a Run Run Shaw Production) - will vanish.

My son is a self-taught 'tradie' - built a business and is now the whole of North Brisbane Area Manager for a construction company ... it can be done... it takes hard work, integrity, dedication, and character.... but it CANNOT be done by constantly diluting the tradie gene pool by bringing in half-baked workers to fill gaps .... without even a reliable work test (same as many 'doctors' and such)..... not to even mention those brought in from 'one breadwinner only' countries as I've laid out before, who raise population and thus all pressures by only raising economic activity by one quarter of their numbers (as a rough figure).

Footnote:-  I have had no problems with my solar system installed by The Four Little Beavers From China - who had it up in two hours, fully connected and running.... never missed a beat .... but not all are that good....

She had at least 10 weeks from the date she knew  her rental was for sale, and it was a subsidised rent and there is zero chance it would continue to be so.

You know what else can’t be justified? Exorbitant yearly rates rises, and insurance, wow… our home insurance, our house we lived in 30 years… just went up $800 renewal to $3,200!
I’ve lowered it by $600 by top excess of $1500 and leaving out contents.
Just building insurance. Next renewal will be a worry.
Our council rates are approx $4,500, insurance $2,600.
Wages don’t go up as much as these!

Since when does renting come with these extra conditions about things outside a renatal agreement?

They are hiring/ leasing/ renting something from a provider.

They still have to pay for the electricity, & now water usage on top of their rent costs.

With these exhorbitant rent increases & prices I think that power & water charges should be included in the rental price.

For $630 a week that would be a fair expectation.

Otherwise keep the rents at reasonable levels.

Edit: how do renters plan or put aside for future adverse outcomes when the majority of their income goes to paying the rent & after that food & bills ...... they don't have any disposable income to save/put aside?

Obviously you have never really ever done it tough.

A few minutes of research shows a $630 rental in Bentley would have gone for about 600-650k.

Here's how the numbers look as a rental.

$600000
- $100000 deposit
$500000 on IO @ 6.2% = $31000PA

Gross Annual Rent $32760

Interest -$31000
Rates -$1500
Water -$1500
Insurance- $2500 (at least)
Agent management fees -$2620

-6,360


Hardly being greedy.

To hope that buyers will rent their properties out significantly below their market value and bear the cost of that themselves is not a feasible plan.

Not all rentals are mortgaged investments....

many Landlords actually own the property.

The value of the property can only be realised if they decide to sell.

That market value should not be reflected in the cost to rent the property.

What happens when there's a property value slump? I bet they don't reduce the rent.

The landlord should be entitled to cover the costs of rates, insurances & maintenance plus a percentage mark up for profit, increased at similar rates to CPI.

A 100% increase is just greedy.
